Esprit Rainbow Bay is an L-shaped development, fronting two streets though there will be just one bicycle and vehicle access ramp.

The project is expected to be a runaway success given its location, the lack of stock on the market and it packs a celebrity punch.

Geez, Mick Fanning and Doug Warbrick’s new $130m project! As reported in realestate.com:

Three-time world surf champ Mick Fanning has voted in favour of radical lifestyle change, with 101 bicycle parking spaces to be created in his new $130m 93-apartment tower.

The surfing legend is in league with Rip Curl founder Doug Warbrick, Olympian Samantha Riley, her husband Tim Fydler, and surfer/developer Paul Gedoun’s S & S projects on the Esprit tower which received material change of use approval from the Gold Coast City Council at the start of the month.

The tower’s design proposal was for 101 dedicated bicycle parking spaces, a significant figure considering carparking allocation was for 176 spots spread across three levels of basement. 

Among the requirements when creating dedicated bicycle parking was that it be within 100 metres of a main entrance to the building.

Council documentation showed 82 bicycle spots would be reserved for residents, 10 for residential visitors, six for commercial visitors and three for staff.

Given the project is residential mostly, Fanning and friends were not obliged to go further into creating “end-of-trip” facilities like those required in all new major developments since 2010 for places such as office buildings, hospitals, universities and shopping centres.

The celebrity real estate moguls will pay a $2.084m infrastructure charge to council as part of their site change of use approval.

Pre-sales for Esprit began almost three weeks ago, with a yoga lawn, gym, steam rooms, ice bath and lap pool among features put to market, with the project reportedly valued at $130m, and half the apartments pre-sold in one weekend.
